With online networking, video walkthroughs, and virtual due diligence, the barriers that used to prevent long-distance investing are nearly gone. Platforms like Zoom, FaceTime, and Google Meet let you tour properties with your agent or contractor in real time. Online property records, Rentometer, PropStream, and Zillow make evaluating markets and comps from a distance straightforward.

When it comes to management, the game has completely changed. Property management companies now use online portals for everything from leasing to maintenance tracking. Tools like Buildium, AppFolio, and Hemlane allow you to run a portfolio without ever setting foot on-site.

  • Strong cash flow

  • Low entry price points

  • Stable tenant demand

These are the building blocks of wealth for new investors.
