Do I have to be out of debt?

No, absolutely not. In fact, it's even better if you can take this course before you set you debt repayment plan into motion.

Franky started his real estate journey with $190K in medical school debt, and he provides tips on negotiating a takeover and repayment plan with your first employer (like he did) to completely or significantly unburden yourself of your med school debt so you can get started with your financial freedom even sooner.

Do I need to have savings? How much?

There's no question that having some savings is a big help, and there's no magic number. Generally, 10%-20% is what most folks will say. However, it is possible to start without any savings at all by finding a lender who is willing to offer you a loan based solely on your future high income. That's what Franky calls "leveraging the MD behind your name." It's how he got started. And while it was the fastest route for him, it was not easy. Franky called about six dozen banks with his script before one made an offer. But as they say, all it takes is one! It will depend on your ability to put what you learn in the program into action and your grit to keep going after hearing lots of nos, not to mention your expected annual salary and the market conditions in your purchase area at the time.

What if I'm not ready to buy or manage property right now?

No problem! In fact, that's very common. While the goal is ultimately to buy investment property, and it can be done even before you land your first doctor's salary, each doctor's goals are unique—and that's OK.

Many students go through the program solely to acquire the knowledge and do what they can to prepare financially first so they can hit the ground running as soon as they get their attending salary. Others use the program while still in residency, some in med school, to buy their first property to live in and rent later.
